Tract 1: Country Home & 8.49 Acres
Tract 2: 11.49 Acres
Auctioneer’s Note: This is a great opportunity for buyers to bid on a rural home and acreage with unlimited possibilities, including tillable farmland, a prime building site, and potential for a hobby farm—you won’t want to miss it! We strongly encourage all interested parties to attend the open house or schedule a private showing. This auction will be conducted online only, allowing each bidder to conveniently bid from anywhere using an electronic device.
AUCTION DETAILS
Auction Method: The auction will be conducted online, with each Tract available for individual purchase. However, bids for multiple Tracts can be placed simultaneously. Importantly, bidding for each Tract will remain open until the bidding concludes for both Tracts, ensuring that neither Tract will close until bidding has ceased on both. Tract 1 will sell for a lump sum total dollar amount. Tract 2 will be sold on a price per acre basis. Bidding is NOT contingent upon financing, an appraisal, inspection, or any other contingencies.
Contract & Title: Immediately upon the conclusion of the auction, the successful bidder(s) shall enter into a written agreement with the Seller. Signing of said agreement will be executed via email or DocuSign. The Seller will provide a current abstract at their expense. Should a Buyer purchase one or more adjoining Tracts, then Seller shall be obligated to furnish only one abstract and deed (husband and wife constitute one Buyer).
Survey: Land is in the process of being surveyed. Acres for Tract 2 will be adjusted subject to survey and will constitute the final price.
Earnest Money: Ten (10%) percent of the bid price will be required within 24 hours of the auction ending. All funds will be held in Fraise Auction & Real Estate Trust Account.
Closing & Possession: Closing will occur on or about July 12, 2024. Possession will be given at the time of closing. Tillable acres sell with full rights at the time of closing.
Septic Systems: Tract 1 has a septic system that was installed in 2016. Because this is an Estate Sale, Seller is exempt from the Time of Transfer Septic Law.
Reservations: Sellers reserves the following items from Tract 1: 1,000-gallon LP tank, refrigerator, stove, washing machine, elec. dryer, landscaping decorations, livestock gates & acreage equipment and all other personal property.
Inclusions: Buyer accepts any remaining personal property at the time of closing
Other: It shall be the Buyer(s) responsibility to report to the Des Moines County FSA office and show filed deed in order to receive the following, if applicable (A) Allotted base acres; (B) Any future government programs; (C) Prorate of CRP. The real estate is selling subject to all easements, covenants, leases and restrictions of record. All property is sold on an “As Is, Where Is” basis with no warranties, expressed or implied made by the Auctioneer, Fraise Auction & Real Estate or Seller. Fraise Auction & Real Estate and its representatives are agents of the Seller. Winning bidder(s) acknowledges that they are representing themselves in completing this transaction. Any announcements made on auction day by the Auctioneer will take precedence over all marketing material or oral statements. Bidding increments are at the sole discretion of the Auction Company and can be changed at any time during the auction.
